Question 1

Is property investment in Dubai profitable?

Accepted Answer

Dubai combines gross rental yields that have typically run in the 5–9% band with no annual property tax and no capital-gains tax on residential real estate, which is why net returns compare well internationally. Net yield runs roughly 1–1.5 percentage points below gross once service charges and management are deducted. Yields vary materially by community and unit type, and past performance does not guarantee future returns. Indicative, verify with the DLD and your advisor.

Question 2

What rental yield can you expect in Dubai?

Accepted Answer

Gross yields have typically fallen in a 5–9% range depending on community, with apartments generally yielding above villas and mid-market areas above prime. Deduct roughly 1–1.5 percentage points for service charges and management to reach a net figure. Any specific figure should be checked against current DLD transaction data for the exact building.

Question 3

Which areas of Dubai are best for investment?

Accepted Answer

There is no single best area, it depends on whether the goal is yield, capital appreciation or end use. Established freehold communities with constrained supply, such as Palm Jumeirah, Downtown Dubai and Dubai Marina, have historically offered liquidity and pricing power, while newer districts typically offer higher headline yields at higher risk. Compare per-community data rather than city-wide averages.

Question 4

Do you need to be a UAE resident to invest in Dubai property?

Accepted Answer

No. Non-UAE nationals, resident or not, can own freehold property in Dubai's designated areas under Regulation No. 3 of 2006. Residency is not a condition of ownership, though it can affect mortgage loan-to-value limits.
